A Cooler Fall Market Emerges for Bend Home Sales

October brought signs that the Bend real estate market is continuing to find balance as the year winds down. While closed sales and overall sold volume rose modestly from a year ago, several key indicators—such as new listings, pending sales, and median home price—show the market is cooling after a busy late-summer season. With homes taking longer to sell and buyers showing more caution, Bend's fall housing market reflects a shift toward more normal seasonal behavior after several years of atypical trends.

When comparing October 2025 to October 2024 for Bend single family home sales on less than an acre, the following changes can be noted:

  • Median sales price down 3.1% to $770,000

  • Closed sales up 7.9% to 163

  • Pending sales down 7.6% to 133

  • New listings down 14.6% to 135

  • Active inventory up 11.6% to 538

  • Price per square foot down 7% to $388

  • Percent of original price received down 2% to 93.1%

  • Months of inventory up 3.4% to 3.3 months

  • List-to-close days up 18% to 105 days

  • Cash sales up 8.5% to 29.4%

  • Sold volume up 1.4% to $153,658,325

Bend Buyers Have More Time, Bend Sellers Need More Patience

With homes taking an average of 105 days to close and fewer new listings entering the market, both buyers and sellers are adjusting their expectations. Buyers are taking time to compare options, and sellers are learning that pricing realistically from the start is key to generating activity. The lower percentage of original list price received shows that negotiation has returned to the market in a meaningful way.

At the same time, the continued strength in closed sales and the rise in cash transactions—now accounting for nearly 30% of Bend home sales—indicate there is still steady demand, especially among well-qualified or cash-ready buyers.

Looking Ahead

As Bend moves into the winter season, the market appears more balanced than it has been in several years. While prices have softened slightly, activity remains solid and inventory is healthy. If mortgage interest rates continue to ease into early 2026, both buyers and sellers may find the new year brings fresh opportunities for movement in the Bend real estate market.
